Can anyone of any income bracket apply for housing with Harbour City Homes?
Yes, anyone can apply. There is no minimum or maximum household income required.
Is the lease a year or month to month?
Lease agreements are month to month.
As a student can I sublet my apartment in the summer?
Yes, tenants can sublet their apartments; however, the landlord must be notified within 30 days of the intent to sublet. Also the landlord has the final approval as to whom will sublet the unit.
Is the tenant required to provide the landlord with the names of other occupants who are going to live in the premise?
Yes. Tenants are required to obtain written permission from the landlord to have additional tenants added to the lease or occupants live in the premise.
Is there any reason that allows for a tenant not to pay rent?
No, the tenant is responsible to always pay the rent to the landlord.
When a Notice to Quit has been given by the tenant or the landlord, does the tenant have to pay the rent?
Yes. Rent must be paid in full until the end of tenancy.
Can a Notice to Quit be verbal?
No, the Notice to Quit must be given in writing directly to the landlord.
After a Notice to Quit is given can the landlord enter the unit without the tenant’s permission?
The landlord has the right to enter the unit between 9am – 9pm for the purpose of showing the unit to prospective tenants without obtaining the current tenant’s permission.
How much is the security deposit?
The security deposit is half of one month’s rent.
When will the security deposit be returned to the tenant?
A cheque for the security deposit will be issued to the tenant within 10 days from the end of the notice period given to the tenant or the landlord. It is the tenant’s responsibility to provide a forwarding address.
Does Harbour City Homes allow smoking in your units or buildings?
As of January 2014 all our new tenants sign non smoking leases; however, tenants prior to January 2014 may have signed a lease allowing them to smoke. We are currently in the process of converting all our units and buildings to non smoking.
